Introduction

We aim to cater for the needs of all visitors in our home based 4 bedroom bed and breakfast. The following statement is a summary of our provision. If you have any specific questions please feel free to call us and we will endeavour to help.

Pre-arrival

• The train station is less than three minutes away by car.
• There are numerous taxi companies that have accessible taxis if required and we can make a booking for you.
• Brochures and menus can be provided in large print and Braille by prior arrangement.
• We have a basic website.
• You can contact us via phone, text or e-mail (details below).

Arrival and car parking facilities

• There are no parking facilities at Black Rock House, however there is on street parking directly outside the property. The on street parking is in a parking zone area and we provide our guests with complimentary parking permits within this zone.
• We can assist guests with luggage.
• The Bed and Breakfast is situated in the centre of Hastings on the top of a fairly steep hill. It is in very close proximity to the town centre, shops and restaurants.

Main entrance and reception

• There are 13 steps approaching the main front entrance. The steps are 17cm high.
• The front door is always locked and we provide guests with a front door key.
• The door is 95cm wide.
• On entry into our home there is an entry porch leading to the main hallway which is 3 by 7 metres.
• There is seating in the public lounge, off the hallway.
• There is wood flooring throughout the ground floor.
• There is a ground floor WC accessed from the hall way with a 2cm rise in floor level.

Public areas – general (internal)

• Our ground floor public rooms have level stripped wooden flooring throughout.
• The ground floor includes the hallway, guest lounge and breakfast rooms as well as a WC. The access doors to the public areas from the hallway are 76cm wide.
• The hall way, porch and first floor landing are well lit and have a good colour contrast.
• The flooring of the downstairs WC is slate tiled.
• The covering on stairs is a fitted carpet runner with carpet rods.
• There is one staircase of nineteen stairs leading to first floor bedrooms.
• The staircase is 17cm high, 26cm deep and 96cm wide at its narrowest. There are two turns on the staircase with a half landing after the first 5 steps and the last three.

Public areas – WC

• Bedrooms are en suite and there is a public WC on the ground floor.

Restaurant/Dining room, bar and lounge

• Breakfast is served in the public breakfast room on the ground floor. There are no steps.
• Furniture is flexible and can be moved on request.
• 3 Tables have under space of 64cm high by 68cm wide and height of 75cm and one table has an under space width of 110cm. The chairs are without arms and can be moved to accommodate.
• Menus are printed and can be provided in large print and Braille by prior arrangement.
• We play low level background music during breakfast time.

Bedrooms

There are four bedrooms on the first floor.

First floor bedroom (Garden room)
Door width to the main room is 85 cm wide and 77cm to the en suite shower room.
King sized Double bedded room
At least 80cm routes within the bedroom e.g. to the side of the beds
Furniture is moveable on request
Bed is solid hard wood construction, 58cm high but can be raised with blocks on request.
Television with integrated DVD player with remote control and teletext.
Two armchairs are provided in the room
There is an en suite shower room (see below for details)
Fitted carpet throughout.
Dark wood furniture and pale walls give good colour contrast.

First floor bedroom (Seaview room)
Door width to main room is 85cm wide and 77cm to the en suite shower room
King sized Double bedded room
There is approximately 85cm between the wall and each side of the bed.
There is an en suite bathroom (see below for details)
Bed is 70cm high and is a divan.
There is a remote control TV and DVD player with teletext.
Light oak flooring throughout with rugs on either side of bed
Two large floor to ceiling sash windows that look out to the front of the property.
Pale furniture against blue/grey walls offer good contrast in decor

First floor bedroom (Turret room)
Door width to the main room is 82cm and 77cm to the en suite bath room.
King sized Double bed, 50cm high with wooden frame in pale colour. Can be raised with blocks on request.
There is at least 70 cm free space to the sides of the bed and 40 cm space between the foot of the bed and the original fireplace.
There is an en suite bathroom (see below for details)
There is a remote control TV and DVD player.
Light Oak flooring throughout with two bedside rugs
Pale colours used throughout.

First floor bedroom (Westview)
This room is accessed from the second half landing.
Door width (main and bathroom) are 76cm wide
The first bedroom is a King size double bedded room. The bed is 70cm high and is a divan.
The second bedroom has a 4 foot by 5 foot 9 bed suitable for one adult or two children. The bed is a Divan and is 65cm high.
There is approximately 50cm between the wall and each side of the bed in the King sized bedroom and 90cm between the door and the bed in the second room.
There is an en suite bathroom (see below for details)
There is a remote control TV with DVD player and teletext in both rooms.
Light Oak flooring is present in the hallway between the bathroom and bedrooms. Both Bedrooms have fully fitted carpets.

Bathroom, shower-room and WC

First Floor bedroom en suite (Garden room)
Door width 77cm, outward opening
Free floor space clear of door is 120cm x 100cm
The shower cubicle has a step/edge if 12cm high.
The basin is round with an integrated flat shelf section and is wall mounted. It is 86cm high
The toilet has free space on one side and 10 cm space between the toilet pan and the bathroom wall. The toilet is 46cm high.
Pale colours used throughout.

First floor bedroom en suite (Seaview room)
Door width 77cm wide opening outwards
Free floor space clear of door is 120cm x 100cm
The shower cubicle has a step/edge if 12cm high.
The basin is round with an integrated flat shelf section and is wall mounted. It is 86cm high

The bath has a adjustable shower head on a rail mechanism above, but with no handrail. An anti-slip mat is provided.
Free floor space 200cm x 300cm
Basin is flat fronted and is on a pedestal unit 86cm high
Toilet is 46cm high
Pale colours throughout.

First floor bedroom en suite (Westview room)
Door width 76cm wide opening inwards
The bath edge is 47cm high.
The bath has a adjustable shower head on a rail mechanism above, but with no handrail. An anti-slip mat is provided.
Free floor space is 2 metres x 180cm
Basin is flat fronted with pedestal, 86cm high
Toilet is 46cm high
Good colour contrast of walls and floor.

Grounds and gardens

Patio garden to front of property currently under construction therefore not accessible to public.

Assistance dogs are welcomed
Mobile phone reception is good.
The front door is the only means of evacuation. If you require more assistance for evacuating please notify us on arrival and we will ensure you are evacuated safely.
We are happy to take delivery of hired equipment (please let us know if ordered – telephone number supplied below of hirers)
We are a non-smoking building.
All guest bedrooms have fridge facility which can be used for medication/food. We can also put larger items in our main fridge on request (not available 24 hours).
